Who is responsible

Which data we use and why

Viewing or question about a property. You provide your name, email address, telephone number and message. Jan uses these only to answer your question and arrange a visit. We do this at your request, in preparation for a possible agreement (Article 6.1.b GDPR). You receive a confirmation by e-mail.

Free valuation. You provide your first name, last name, email address and the property address. Jan uses these to contact you and carry out the valuation. This also takes place at your request (Article 6.1.b GDPR). You receive a confirmation by e-mail.

Newsletter. Only if you tick the box do we retain your first name, last name and email address to send you new properties and off-market opportunities. We do this based on your consent (Article 6.1.a GDPR). You can withdraw it at any time using the unsubscribe link at the bottom of each email or by emailing Jan.

Natural language search. We send what you type in the search field to Anthropic, an AI service that turns it into search filters, and sometimes a short summary to Voyage AI. We retain the search sentence without a name or IP address to improve search. To limit abuse, we retain an irreversible code derived from your IP address for no more than one day. Please do not type personal data in the search field. Legal basis: our legitimate interest in providing a working search function (Article 6.1.f GDPR).

Visitor statistics, without cookies. We count which pages and properties are viewed, the type of device, the country and the referring website. To count each visitor only once per day, we create a code from your IP address and browser that cannot be reversed and changes every day. We do not retain your IP address itself. Legal basis: our legitimate interest in knowing which properties are read (Article 6.1.f GDPR).

Clients. Jan is legally required to identify anyone buying or selling a property through Stone Group under the Anti-Money Laundering Act of 18 September 2017. This does not take place through this website, but we mention it here for completeness (Article 6.1.c GDPR).

Who can see your data

Only Jan Stockman has access to your data. We never sell or rent it. We use the following processors to operate the website:

• Supabase: database and storage, servers in Ireland (EU)
• Netlify: website hosting (United States)
• Brevo: newsletter delivery (France, EU)
• Resend: sending e-mails (United States)
• Anthropic: AI for search (United States)
• Voyage AI: AI for search (United States)

For processors in the United States, transfers take place under the EU-US Data Privacy Framework or the European Commission's standard contractual clauses. If you click a WhatsApp button, WhatsApp opens and the privacy policy of WhatsApp (Meta) applies.

How long we retain your data

• Questions and requests for a viewing or valuation: two years after receipt.
• Client files: ten years after the sale, as required by anti-money laundering legislation.
• Newsletter: until you unsubscribe. Unsubscribed recipients are placed on a blocklist so that you never receive emails again by mistake.
• Search sentences: twelve months.
• Visitor statistics: 25 months.

Cookies

This website uses no tracking or advertising cookies. One functional cookie, sg_lang, remembers your language choice (one year). Only the administrator also uses a login cookie. These strictly necessary cookies do not require consent.

Your rights

You can access, correct or delete your data at any time. You can also object, restrict processing, request your data for transfer and withdraw your consent. Email jan@duinbergen.be. You will receive a reply within one month.
